Dubai is joining the UAE’s passenger rail network. Al Yalayis Station is scheduled to open on 30 September 2026, introducing train journeys from Dubai to Abu Dhabi and Fujairah. The launch gives residents a new way to travel between emirates and adds another factor for property buyers to consider: access to a growing national transport network.

Where is Dubai’s Etihad Rail station?
Al Yalayis Station is located in Jumeirah Golf Estates, making the community Dubai’s first gateway to the national passenger rail service. A dedicated pedestrian connection to the Dubai Metro Red Line is planned, giving passengers a route between the intercity station and other parts of Dubai.
Its location is particularly relevant to the property market. Buyers and tenants already compare communities by road access, nearby amenities and travel times to work. Rail connectivity introduces another consideration, especially for people whose routines take them beyond Dubai.
For Jumeirah Golf Estates, the station adds an intercity link to an established residential destination. For Metro-connected neighbourhoods elsewhere in the city, the planned transfer could make rail journeys accessible without living immediately beside the station.

Where can passengers travel from Dubai?
At launch, passengers will be able to travel from Al Yalayis Station to Mohamed Bin Zayed City in Abu Dhabi. Tickets are also available for journeys between Dubai and Fujairah. The Dubai opening expands a passenger service that began operating between Abu Dhabi and Fujairah in June 2026.
The indicated train journey between Dubai and Abu Dhabi is approximately 57 minutes, while the direct Dubai–Fujairah service takes around 70 minutes. Passengers should also allow time to reach the station and continue to their final destination.
For residents who divide their time between emirates, these routes create a new travel option. That flexibility could become increasingly valuable as the network expands and more destinations become available.

How much do Etihad Rail tickets cost?
Reported fares from Dubai start at AED 39 to Abu Dhabi and AED 29 to Fujairah in Comfort Class. Premium Class fares start at AED 109 to Abu Dhabi and AED 89 to Fujairah.
Route from Dubai | Comfort Class from | Premium Class from |
|---|---|---|
Abu Dhabi | AED 39 | AED 109 |
Fujairah | AED 29 | AED 89 |
Tickets can be booked through the Etihad Rail website or mobile app. Reported Dubai–Abu Dhabi departures from Al Yalayis Station at launch are 6:14am, 7:14am, 1:14pm, 5:14pm and 6:14pm. Fares, schedules and availability should be checked for the intended travel date.
The combination of journey time and starting fare will help residents decide how often rail fits into their plans. For property investors, actual passenger use will be more informative than the launch announcement alone: regular demand for the service would give rail access greater weight as a residential feature.
What is travelling on Etihad Rail like?
Etihad Rail offers Comfort and Premium classes. Onboard features include reserved seating, Wi-Fi and power at every seat, allowing passengers to use their journey to work, stay connected or relax.
That experience may appeal particularly to people who travel between emirates frequently. The ability to spend travel time productively could influence where some residents choose to live, including professionals who work with clients or teams in more than one city.
How will the network expand?
Dubai and Al Dhaid are the next stations scheduled to open on 30 September 2026. Etihad Rail then plans to add Zayed City and Liwa on 30 November, the remaining announced Al Dhafra stations on 30 December, and Sharjah Station on 30 March 2027.
The investment relevance of the network may grow with each new connection. As more places become reachable by train, buyers and tenants will have a clearer picture of which communities offer convenient access to the routes they actually use. Rail connectivity could gradually become a more familiar part of how UAE property locations are assessed.
What does Etihad Rail mean for property investment?
Jumeirah Golf Estates is the most immediate location to watch. Al Yalayis Station gives the community a direct role in Dubai’s new intercity rail service. Homes with convenient access to the station may appeal to a wider group of prospective residents, including people who regularly travel to Abu Dhabi or Fujairah but want to live in Dubai.

For buy-to-let investors, that could create a useful point of difference. A property that combines a desirable home, strong community amenities and a practical route to the station may be especially relevant to tenants who value flexibility in their commute. Connectivity could help such homes stand out when tenants compare similar options.
The potential extends beyond the station’s immediate surroundings. If the planned Metro connection makes transfers straightforward, residents of other Red Line communities could also benefit from access to intercity rail. This may give investors another reason to examine properties with convenient Metro links, alongside their existing rental fundamentals.
Over time, the network could also influence how buyers think about location. Someone who works in one emirate and has family or business commitments in another may have more choice about where to live. Areas that offer both a strong residential lifestyle and easy access to rail could attract interest from this broader group.
The most promising investment case is therefore not simply “near a station”. It is a property that pairs useful rail access with the qualities residents already look for: a good location, suitable layout, local amenities and a purchase price that makes sense. Etihad Rail adds a new advantage to that combination and a development worth following as passenger services grow.
