Sharjah’s investment case: what the property market data reveals

Sharjah attracted 9,891 new property investors in the first nine months of 2026. We examine what the expanding buyer base means when assessing an investment.

Sharjah’s investment case is becoming more substantial as its buyer base broadens and the range of approved projects expands. For buyers exploring UAE property opportunities, the useful starting point is the evidence behind that growth and the characteristics of the individual community being considered.

AED 46.8 billion in activity through September

The nine-month departmental results reported by Sharjah24, also covered by Gulf News on 13 October, put total real estate trading value at AED 46.8 billion, up 5.6% year on year. The department recorded 91,560 transactions, an increase of 14%.

Property sales increased by 2.1% year on year. The broader transaction count includes more than sales; the 91,560 figure should not be described as homes purchased. The difference between growth in value and transaction numbers is also not a residential price index.

Where activity is concentrated

Muwaileh Commercial recorded 3,440 transactions worth AED 3.9 billion in the nine-month report. Al Khan recorded 1,581 worth approximately AED 2 billion. The Al Bleida area recorded 2,728 worth AED 1.8 billion.

These are geographical activity indicators. The name Muwaileh Commercial should not lead readers to classify every transaction there as an office purchase, and area-level values do not price an individual apartment or villa.

For a buyer, active districts provide a starting point for deeper research into the developments, property types and transaction sizes within them.

What the quarterly calculation adds

The department’s H1 results recorded 16,426 sales, including 13,501 residential sales. Subtracting these from the nine-month totals gives 8,323 sales during July–September, including 6,409 residential sales.

This original calculation puts Q3 sales at about one-third of the nine-month total. Residential transactions represented approximately 77% of the calculated quarter’s sales. The derivation uses the published sales categories and should be refreshed if either release is revised.

For an investor, this adds useful context: residential purchases remained the majority of sales in the latest quarter, alongside a meaningful market for other property types. It supports investigating Sharjah through its individual residential communities while recognising the emirate’s wider real estate activity.

A broader investor base in 2026

On 14 October, Sharjah24 reported departmental figures showing that Sharjah attracted 9,891 new real estate investors between January and September 2026. Investors from 130 nationalities participated in the market during that period.

The same release states that the number of projects approved for foreign freehold ownership reached 52, including eight newly approved projects through September.

These figures describe participation and the expansion of eligible projects. They do not establish that every location is open to every buyer, or that all participating investors bought residential units. Eligibility and ownership terms must be checked for the specific property.

What international participation adds to the picture

The new-investor release identifies 4,526 entrants from other foreign countries, 2,494 from Arab countries, 2,453 UAE nationals and 418 from GCC countries. Using those reported categories, entrants outside the UAE-national group total 7,438, approximately 75.2% of the 9,891 new investors.

That is a calculation from the published categories, not a measure of non-resident ownership: foreign nationals may live in the UAE. It shows why Sharjah is relevant to an international audience while leaving residency and individual motivations unproven.

For an overseas buyer, the practical implication is to investigate approved projects with the same attention given to a Dubai purchase. Confirm the ownership basis, documentation, running costs and arrangements for looking after the home when the owner is away.

What a growing investor base means for a buyer

In our assessment, broader participation and more approved projects make Sharjah increasingly relevant to a UAE property search. The investment opportunity should then be tested through the community, property type and ownership costs that fit the buyer’s objectives.

For a residential investment, the next stage is to identify the intended tenant. A household choosing a long-term home may weigh layout, schools, retail and travel differently from someone seeking a small apartment near work.

The investment model should reflect that intended use. Rental evidence needs to relate to comparable homes, while maintenance, management and service costs need to relate to the development being considered.

Match the home to its likely tenant

Residential sales’ 80.5% share gives context to the type of market being examined. It does not tell a buyer whether a specific studio, apartment or family home will let quickly. That requires evidence for the property’s own tenant segment.

A useful rental comparison records the community, bedrooms, condition, furnishing and the contract date. Asking rents can help identify competing stock, while completed contracts offer evidence of what tenants agreed to pay. Keep those two measures separate in the investment model.

For a family-oriented home, investigate how its layout, parking and outdoor space compare with the alternatives a household would realistically consider. For a smaller apartment, assess the convenience and total annual cost from the perspective of its likely occupier. These are questions to test locally, rather than assumptions that all homes in a growing emirate share the same demand.

Compare communities through everyday use

A useful community assessment examines what is operating today and what remains planned. Visit the area at the times a future resident would travel. Check the route to employment, schools and essential services rather than relying on an approximate distance to Dubai.

For an off-plan home, separate facilities included within the project from amenities that depend on wider community development. Confirm the documented delivery scope and expected completion timeline.

For a completed home, inspect the condition and management of shared areas as carefully as the interior. Both can affect the experience a tenant or future buyer is willing to pay for.

Budget for the holding period

Record the purchase expenditure and annual running costs alongside the intended holding period. For an off-plan home, include the capital commitments through delivery; for a completed home, review its condition and any tenancy that comes with it.

Our reading of the market is that expanding participation and residential activity justify a focused Sharjah shortlist. The next task is selecting a property whose location, costs and intended use support a credible ownership plan.
